The company has aircraft and helicopter final assembly lines across Asia, Europe and the Americas, and has achieved a more than sixfold order book increase since 2000.Position Summary:Contributes to business objectives by providing overall facility services in accordance with accounts' standard processes and procedures including application of policies and programs, coordination of information. Ensures compliance with portfolio-wide initiatives and required local, state and federal laws and regulations that pertain to the operating of facilities (including manufacturing, hangar/warehouse, and mixed office space) entrusted to the Facility Partners to manage on behalf of the client as owner. The position develops and delivers consistent and repeatable solutions in support of business operations across the organization resulting in measurable, cost effective, value-added, and reliable results that contribute to the achievement of Airbus annual and long-term business objectives.Primary Responsibilities: Responsible for identifying real estate needs and developing and executing strategies, negotiating transactions and delivering office/warehouse and manufacturing space in support of business priorities, coordinating North American activities with European stakeholders. (40%) Prepare, submit and manage facility capitalized expenditure budgets and projects with the clients' goals and objectives addressed, track variances and ensure a smooth recovery process. Partner with Workplace project resources to ensure leasehold acquisition, projects, build-outs, renovations and expansions are organized and limit disruption to the business (20%) Provide regular liaison with outsourced Real Estate Brokerage vendor to ensure transactions are properly managed and contributing to Airbus objectives ensuring adherence to all applicable federal and local laws and regulations with respect to the position's scope of work. (15%) Ensure understanding of and adherence to contract requirements, business management requirements, procurement requirements across the Workplace organization. (10%) For every direct report, build actionable and measurable career development plans and Execute staff succession and growth plans (5%) Maintain high client, customer, and user satisfaction with services provided. (5%) Support company H&S program initiatives and ensure compliance to all assigned tasks and action items. (5%)Additional Responsibilities: Liaise with Internal FMRE, Legal, and Real Estate Brokerage vendor on lease agreement activities. Contribute to corporate accreditation programs including ISO 14001, Airbus Business Processes, and LEED Technical expert to RFI/CFT process including creating specifications and scope of work statements. Provides counsel to Workplace leadership and other related functions such as finance, procurement, HR, Security, Health & Safety. Participates in Non-Product crisis management team and provides technical expertise. Recommend and manage initiatives to increase and improve service delivery considering both cost and quality. Other duties as assignedQualified Experience / Skills / Training:Education: An Undergraduate Degree in related field (preferred) If an Undergraduate Degree is not in a relevant field, an Undergraduate Degree plus relevant experience. (required)Experience: 10+ years of Corporate Real Estate/Facilities experience in complex organization (some in a production environment helpful). 5+ years developing and managing a budget subject to external and internal demands and changes. 5+ years of progressive experience in leadership positions with strong evidence of ability to motivate teams/subordinates and influencesenior leadershipLicensure/Certifications: Professional designations through facilities organizations strongly preferred (BOMI, IFMA)Knowledge, Skills, Demonstrated Capabilities: Working knowledge and application of OSHA, ISO, NFPA, ANSI, and ADA standards required. General knowledge of FAA, EASA, and ICAOstandards. Current in industry trends, best practices, and technology, ability to read blueprints, construction drawings, and experience with largeconstruction/renovation projectsCommunication Skills (Spoken, Written, Influencing, Proficiency in Other Languages): Exemplary interpersonal, listening, and communication skills (written, verbal) Experience successfully managing multiple work-streams in a multi-cultural environment and successfully addressing cultural differences. Develops and makes final recommendations for real estate solutions and capital expenditures. Recommends cost figures for both Opex and Capex budgets, and needs to influence and convince local SLT and Capexcommittee members in Toulouse of these costs and justifications. Manages both Airbus and outsourced direct reports and is responsible for daily supervision, performance guidance and willinfluence decisions regarding disciplinary issues. Influences site leaders on recommendations for improvements to process and procedure in the Workplace sphere.Organizational information:This position will be managed by the HO Corporate Real Estate & Facilities (Workplace), will have direct reports and havemanagement responsibilities for subcontracted work.Direct Reports: Exempt: 2 or moreNon-exempt: 2 or moreNature of Contacts: Ability to communicate effectively and influence decision-making with site leads, SLT members and HO Corporate RealEstate & Facilities regularly. Daily interactions and dedicated conversations with the Workplace team and employees across the organization. At least weekly conversations with HO Corporate Real Estate & Facilities regarding operations of sites, recommendations for improvements and budget performance. At least monthly interactions with external service providers, landlords, property management companies in order toensure obligations to Airbus are being met.Physical Requirements: Vision: able to see and read computer screen and other electronic equipment with screens, able to read documents, reports andengineering drawings. Hearing: able to hear to participate in conversations in person and via teleconference or phone and to hear sounds on production floor including safety warnings or alarms. Speaking: able to speak in conversations and meetings, deliver information and participate in communications. Equipment Operation (personal computer, telephone, copies, and related office equipment and using electronic identification card to enter building floors and internal doors): able to operate most office and personal electronic equipment and some tools. Carrying: able to carry documents, tools, drawings, electronic equipment up to 30lbs/14kgs. Lifting: able to lift documents, tools, drawings, electronic equipment up to 30lbs/14kgs. Pushing / Pulling: able to push and pull small office furniture and some equipment and tools. Sitting: able to sit for long periods of time in meetings, working on computer. Squatting / Kneeling: able to squat or kneel to retrieve or replace items stored on low shelving. Standing: able to stand for discussions in offices or on production floor.
